Based on Chicago’s modernist architectural traditions, the family-centered townhouses focus on efficient living, using high quality, environmentally-friendly materials, built to a human scale. The highly-functional design respects the interactive lifestyles of today’s urban dwellers and their need for home environments that offer spacial versatility and opportunities for both privacy and social interaction. These values are seen throughout the project, from the pedestrian walkways and open floor plans inside the homes. Natural materials such as concrete, steel and wood perform on a sustainable level while providing durability, cost-effectiveness and design flexibility for the project’s understated contemporary detailing. The buildings are expressed as crisply geometric volumes articulated by the interaction between solid cement panels and oversized metal-clad windows. The townhouse floor plans feature spacious ground floor living spaces with views to 360 sq. ft. private landscaped front yards detailed with native plantings and modern metal fencing. Additional open-air space is provided by large rooftop decks with low-wall enclosures that permit both privacy and the ability to interact with neighbors. The development’s Chicago Housing Authority and Affordable condominium units (two 3-story walk-up buildings) are thoughtfully integrated among the townhouses to maintain a balanced aesthetic with a uniform streetscape. These units maintain the same level of detail on the exterior and vary only slightly with interior finishes. The overall scale of the development contrasts with the density of nearby high-rise buildings, and injects the landscape with new energy and dynamics.
