This modern, timber-structured office building is the result of a changing cultural landscape where the wants and needs of the contemporary, technology-rich worker are driving a shift in the way we think about workplace design. The project team conceptualized the approach by exploring the possibilities and challenges of realistically building on a large scale with a uniquely sustainable and beautiful material: wood.
The design developed as a response to a greater cultural demand for local authenticity, sustainability, and urban & social connectivity. The project’s name: ‘T3’, stands for, “Timber, Transit, and Technology” capturing the essence of the building and how it came to be.
T3 is a unique office building approach, the first of its kind in America. As businesses compete to attract and retain staff, T3 offers a modern re-interpretation of the historic loft building that appeals to young professionals. It celebrates the robust character of authentic wood, brick, stone and steel buildings, but provides state of the art amenities, environmental performance, and technical capability needed for competitive businesses in Minneapolis.
The design marries traditional, industrial proportions with modern materials and detailing. The proposed T3 project is respectful of its neighborhood and responds to its context with a simple massing. The form and exterior articulation creates a quiet building – responding to and complementing the historical buildings rather than drawing attention to its self. The cor-ten steel façade offers the warm, variegated tones of surrounding brick warehouses without burdening the lightweight wood structure with the weight of masonry.
