Warm and airy addition to an American Foursquare in a Landmark district in the Lakeview neighborhood. The owners wished for a Kitchen addition with a strong connection to the exterior and clear access to the yard. They also wanted to blend the character of the existing home with modern amenities, refined finishes and a fresh vibe. They also wanted to plan for a future second story addition over the new space.
The solution was to create a one-story addition that was structurally designed for a future second floor, a Mud Room entry now steps down to grade level for easy access from the exterior, views throughout were re-framed with a series of arched doorways. A deck was added to extend the living space to the exterior and a new "bridge" was introduced to connect the new deck and staircase to the existing rooftop deck. The cased doorway opening between the Living and Dining Room was replaced with a arched opening with salvaged beam columns to open the rooms. A salvaged barn beam was reinforced with a custom steel plate and serves as a support for the second floor. The first floor walls were exposed to re-insulate and update mechanical, electrical and plumbing. The building's systems were extended for future access. Trim profiles were accurately matched to the existing. The stain glass window was salvaged and reinstalled as a decorative insert in a new window in the Mud Room. A panoramic opening to the deck is either shade, glass, or screen.
