Aside from removal of asbestos flooring, this early 20th century home hadn’t seen many updates since the 1960’s. This project included electrical upgrades to reduce energy use, new low-flow plumbing fixtures in all the bathrooms and kitchen, and the replacement of several single-pane windows with modern LowE coated, insulated glazed units. Landscaping efforts included maintenance of many of the large, existing trees, which help to keep the home cool in the summer without air conditioning. Cabinetry was locally manufactured, and as many existing materials were matched as possible to reduce the need for extraneous demolition and disposal.
The existing center of this cottage was a mess of inefficient and redundant spaces. While the other spaces in the home were charming and generous, the stairways, kitchen, bathrooms and exterior access were lacking. Our client sought our expertise to help realize her dream of a high-performing English-style kitchen with ample storage, a baking center, a space for the dog crate, and large appliances. She also requested a first floor laundry space, interior basement stair, and a rear porch with a generous stair leading to the garage.
Our solution simplifies the plan to transform the core of the house into a workhorse: every space serves multiple functions. A secondary entrance stair was removed to create a 170 square foot kitchen that holds surprisingly large appliances for its size. The 60” wide Aga cooker and 48” SubZero refrigerator are still surrounded by ample storage and work space. A built-in desk doubles as storage for the dog crate. Connecting the kitchen and dining room is a butler’s pantry that serves double-duty as a laundry room. Front-loading machines are hidden during dinner parties behind pocketing doors. The new stair to the basement is lined with canned-good storage. At the new rear porch, a bench doubles as trash and recycling can storage. The result is a thoroughly modern solution that compliments the home and satisfies the client’s desire for traditional aesthetics.
